Investor Sales – An Interesting Trend in the Market

As all real estate professionals are aware, the market during the last year has made an amazing recovery.  That upward shift is in large part due to purchases by investors of real estate.  Many of those investors have been holding their real estate and not selling because rental income from those properties in many cases, exceeds the cost of owning the property.

We have noticed a new trend in the market in that the investors are no longer holding the properties, but are now reselling or “flipping” them.  These are creating sales opportunities for real estate professionals.  However, these sales are ripe for potential claims. 

Since investors generally have little knowledge about the properties that they own, their disclosures can be sparse.  In such circumstances, buyers need to ensure that they undertake sufficient inspections and investigations to satisfy any concerns they may have.
